Designed by the renowned architect William Playfair as a family town house for a wealthy merchant, this is a traditional Georgian building, built in 1820, which has been tastefully refurbished throughout, whilst retaining many of the original fine architectural features. The hotel is ideally situated for both business and leisure guests, being a 10 minute walk from the bustling cosmopolitan heart of the City. Access to Edinburghs International Conference Centre, the Airport and motorway networks is very convenient, and Waverley train and St Andrew Square bus station are close by. Our welcoming en-suite rooms offer the discerning traveller all the comforts expected, including colour television, tea and coffee making facilities, hair dryer and telephone. Most of the hotels rooms provide wonderful views over Royal Terrace gardens and out to the Firth of Forth, or the tranquility of our own private gardens to the rear. Just a short walk from the hotel is the world famous Princes Street with its magnificent views of the Castle which overlooks the city. Edinburgh has all that the visitor could wish for. With many fine art galleries, museums and theatres, a cultural presence is never far away. History is reflected in the Royal Mile, the Palace of Holyrood House and the Castle, all contrasting with the elegant terraces of the new town. As a base for touring, Edinburgh is unbeatable. Only 10 minutes to Princes Street and Ocean Terminal for the Royal Yacht Brittania. Close to Playhouse Theatre (5 minutes walk), Edinburgh Castle, Holyrood Palace, Princes Street (with its famous gardens and views of Edinburgh Castle). There is a wide variety of local shopping facilities, including Harvey Nichols, restaurants and bars (we even have a Hard Rock Cafe!). Just a few minutes walk from the Omni Centre which boasts a Warner Village Cinema , bars, restaurants, nightclub and comedy venue. Transportation: Short walking distance of Princes Street, Holyrood Palace, Edinburgh Castle, Art Galleries and Museums, International shopping. Waverley Railway Station approximately 10 minutes walk away, or 3 minute taxi ride. If travelling by car, upon reaching Edinburgh, head for City Centre (clearly signposted). We are located at the East side of Princes Street and major landmarks closest to the Hotel are the Edinburgh Playhouse Theatre and Calton Hill. There are on street car parking spaces (metered) on the Terrace.

Hotel is in a perfect location for both business and leisure guests. All main attractions (Palace of Holyrood, Playhouse Theatre and Princes Street) are within short walking distance.
Most of the hotel's rooms provide panoramic views over Royal Terrace gardens and out to the Firth of Forth, or the peace and tranquility of our private gardens to the rear.
Free Wi-Fi access within the hotel is available as an additional convenience to the business or leisure traveller.

Transportation: By Road: follow signs for city centre, then for Leith. Hotel is situated off London Road, at the east end of Princes Street.
By Rail: from Waverly station exit onto Princes Street. Turn left on to Leith Street, pass Playhouse Theatre onto Blenham Place, which becomes Royal Terrace. Hotel is 200 m on the right.

Car Parking: Metered parking 08.30 - 17.30 Mon-Fri.

 When I stayed at the hotel I was recovering from an operation to both my feet, The staff were very helpful and accommodating. It was a pleasant change to be served my breakfast, all foods cooked fresh when ordered. I would not hesitate to use this hotel again when visiting Edinburgh.

 We had a few problems - not related to the hotel - but all staff were very helpful in sorting everything and our stay was very pleasant despite the problems

 When returning to the hotel from Leith Walk there is a gradient that some may find difficult. This can be avoided by returning via Regents Walk from the junction of Princess Street and Leith Walk. Breakfast portions in line with discount room price.

 The hotel was in an excellent location close to the city centre. After arriving tired we were disapointed that the hotel did not do food of any type at all in the evenings. No cooked breakfast before 8am meant that we had to make do with cereal and toast, not good as we had afull day ahead. The insulation in the rooms was very poor, we could hear everything going on in the adjoining room, including quite clearly their television, not an ideal location for people with young children.

 The hotel was in prime location, right next to pubs and clubs in the centre of edinburgh. It was good that a cooked breakfast was included in the price of the room. However my partner and i found the breakfast was ok and nothing special. There also wasnt much choice for continental breakfast. The room was spacious and very clean. the hairdryer in the room didnt work very well and i thought should have been replaced a while before! I would recommend to other people because the price is very good for the location.

 Very nice people who run the hotel (Peter and his wife), hotel needs some slight updating paint work etc but for a basic hotel 10min from Edinburgh it was great value.
