Friendly staff, good room with good extras and recently fitted new carpet. Good breakfast, even for those latecomers! Price could have been a little more competitive but I'd still recommend the hotel as an ideally located place in Edinburgh.

This hotel is extremely well located on Princes Street within 50 yards of the drop off and collection point for the Airport bus making it the ideal base for a short stay. The room we stayed in was very small for a double and had been recently painted. It was clean but still had the smell of the paint which made for an uneasy sleep and sore throats in the morning! That aside, I would recommend this for a short stay as the location and price cannot be beaten.

While the hotel entrance is on Princess St. the lift and reception are on the next floor making it virtually impossible for anyone with a disability. It is also difficult to carry luggage up the stairs. Rooms and facilities were good but a fan/air conditioning is required in the bathroom. Breakfast buffet v. good with a comprehensive selection and attentive staff.

This is a lovely hotel in a great location (right next door to Jenners) We did get woken up a few times by drunken people shouting in the street outside the window, which was a little bit annoying. The room was very clean just a touch too small. The breakfast in the morning was beautiful-lots to choose from. The staff were very helpful too. Would go back.

My room had three single beds in it. One of which was completely obscuring the tv and across the bay window so you couldn't draw the curtains without someone's head being stuck behind the curtain.

The breakfast manager was really rude to my family and to his fellow employees who were working the dest out front. I would not stay there again because of him.

My room was filthy. The grout in tub had mold. The bed was broken. The walls were streaked with dirt. I would have left if I had an alternate accomodation. Spent one night only.

Waverly is greatly located right on Princess St, accross from the Mall and facing all City Tour Buses, highly reccomemded-TAKE THE COMBINATION TICKET (4.) Princess Street separates Old Town from New Town and the Train Station is across the street. Great Breakfast offered with roomrate.

We had a room at the back of the hotel and it was a bit of a let down. The view was out onto a dark lane and the bathroom was very small for 2 people to be in at once. Having said that it was a good hotel and I would stay there again. We paid 75 and the rate on the wall when we got there was 180 or something like that so we got a good deal. Parking is an issue too, they give you a voucher for an NCP car park but beware it's not the NCP car park in the St James centre so we ended up paying 18 for parking!

Helpful, very friendly staff at reception, particularly Maggie. The room was ideal with fantastic views out over Princes Street an beyond. Breakfast was very good, although just because I'm not middle-aged and middle-class doesn't mean I have to be given a rubbish seat right outside the kitchen door, when everyone else had delightful window seats!

The hotel has a great location and the breakast was great, but I found that the bathroom was in major need of replacement. This was a major down point of the stay and the staff on duty could offer no alternative. Not what I expect from a 3 star Hotel in centre of Edinburgh.

A nice hotel and I got a nice price, good location, on Princess Street across the road from the Scott monument. The staff were very friendly and helpful,(I left my key in the room twice). The only criticism would be the breakfast, one of those buffet things, so it was a bit old by the time I got up.

The hotel rooms are not very clean and great for the price you pay. The water is horrible in the bathroom.
