 it is about 20 minute walk from Royal Mile, so it is not quite central. However, our room was spacious and clean. Staff were friendly and food was fine. i will be happy to stay again.

 The only thing that lets the 4 star hotel down is the service and quality of breakfast. Staff needed to be asked numerous times for missing cutlery, cups of tea/coffee, and various other things. The buffet breakfast was of extremely poor quality, I have stayed in numerous other 4 star hotels across the country and this was, in comparison, not even as good as [other hotel]! Apart from this however, the hotel was very nicely furnished and the front desk staff were lovely as well as polite and efficient. The location is superb and within a couple of minutes walking distance to bars and restaurants, whilst remaining quiet enough for a good nights sleep. Overall this hotel suited our requirements.

 3rd floor/loft room. Small, warm and stuffy - no aircon. Good location, but no parking provided. The local parking wardens are ever-present and unforgiving. Budget up to an extra 12-18 pounds per day to put the car away. Overall, OK, but nothing special.

 We ate in the dining room, it was a very interesting meal, wine prices were reasonable, and the garden at the back of the hotel would be lovely for outside dining weather permitting. Location was excellent, walking distance to Princess Street.

 We'd like to pay a special mention to Jenny, one of the receptionists at the hotel who was fantastic at her job and nothing was too much trouble for her to help with. also, Luke and Alison who both worked tirelessly in the restaurant to make mealtimes very pleasureable.

 Just a couple of things. With having a small child one of the things we look for are leisure facilities. This hotel does have a swimming pool but unfortunately the temperature of the pool was not very warm, also the only shower in the mens changing room was out of order. The family room we had was excellent and the breakfasts you could not fault. Overall good.

 standard room dowdy in decor.Lacks some of the facilities commonly found in 4 star standard rooms ie:minibar,room safe etc.The decor in the corridors in need of attention.On the positive side the breakfast,and the service was exellent.

 Nice hotel some of the rooms are quite small and basic, ask for the ambassador wing, these rooms are very large and have better facilities (like baths!) Avoid the restaurant, its buffet style and was empty the night we were there even though the hotel was full. bar is also very small.

 Very good hotel in a good location. Room refurbished and looked stunning. However, poorly lit and bathroom designed for looks rather than practicality. Superb breakfast - smoked haddock at no extra charge. Would stay there again

 For a reasonably small hotel, leisure facilities were excellent with a lovely swimming pool and a modern gym (all the machines have individual tv's to help while away the time on the treadmill!). Breakfast very nice and the location of the hotel (5 minutes from Princes Street and many of Edinburgh's attractions) is one of the key selling points. Overall, recommend a visit if you want a small, friendly hotel offering decent facilities and a great location.

 This is in the process of refurbishment which will make it a really nice place to stay. At the moment the room we stayed in was basic and did not conform to the standard we had expected. Looking at the changes though this will be a really nice place to stay later this year.

 The staff were very helpful - I was impressed by the good mix of male and female stsaff, and age groups as well as disabled staff - good disabled access.

 Good quality hotel 10mins walk from Princes St. Friendly staff. Rooms varying size, ours was very large although friends stayed in relatively small room. Breakfast good tasty buffet or room service.

 Cleanliness was good apart from the wash hand basin, taps and shelf above being filthy with black dust. Staff attended quickly to resolve. Also faulty soket in room beside kettle station. so had to move kettle station to floor to use. Breakfast faciluties were excellent but other facilities were under refurbishment and we could not access. Othrewise very pleased and we enjoyed our stay and will go again.
